OUUC is Hiring: Facility Manager

JOB DESCRIPTION: Part-Time Professional-Facility Manager  

Job Title: Facility Manager   

Status: Part Time, 15 hours per week on average, non-exempt  

Reports to: Congregational Administrator   

Pay Rate: $24-$27 per hour with Paid Time Off (PTO) and professional expenses  

Supervises: Volunteers and cleaning contractor  

OUUC Overview:  

OUUC envisions an interconnected world that is loving, just and healthy. We seek to support the spiritual growth of all people by providing opportunities for connection, growth, and service. OUUC is a member congregation of the Unitarian Universalist Association (UUA).  

The person in this position is not expected to be a member of OUUC or active in the congregation other than as an employee.  

Purpose:   

The part-time Facilities Manager supports congregational stewardship by overseeing the operation and maintenance of a church’s buildings and grounds and acting as the first point of contact for buildings and grounds issues.    

Responsibilities  

Facilities Management: Oversee all plumbing, electrical, ventilation, and air conditioning systems, grounds, parking lots, equipment, general security and housekeeping to ensure the facilities are fully operational, safe, clean, neat, and prepared for all ministry activities. (No need to be an expert in each trade.) 

  • Help develop and implement policies and procedures related to safety and security for church property, buildings, and events, ensuring compliance with applicable regulations and standards.  
  • Support and direct the volunteers on the Buildings & Grounds Team.  
  • Plan and coordinate capital projects; oversee scheduling and coordinating work with outside contractors, as necessary.  
  • Be one of the staff available to respond to emergencies as needed, at any time.  
  • Maintain up-to-date schedules and records for property, building, infrastructure and equipment warranties, maintenance, and vendor contracts.  
  • Work with the Emergency Preparedness Team to develop and implement policies, procedures, and protocols for an emergency response to protect building users as much as possible.    
  • Manage the day-to-day usage of the facilities and act as a point of contact for routine and major maintenance needs for the building and its grounds.  
  • Oversee the contract for weekly building cleaning and perform cleaning, tidying, and set-up during the week as needed.   

Manage space use (physical & virtual) and rentals:  

  • Coordinate and schedule the use of space/rooms throughout the building.  
  • Maintain the OUUC calendar, which includes room reservations.   
  • Coordinate the OUUC Zoom rooms use and scheduling.  
  • Manage building rentals, including consideration of property tax exemption rules.  (Orientation, access, fees, scheduling, etc.)  

Position Requirements:  

Interpersonal Skills:

  • Work well with a diversity of people, conveying a welcoming, inclusive, and caring presence.  
  • Demonstrate excellent verbal and written communication skills.   
  • Be able to set appropriate boundaries and maintain professionalism through conflict. .  
  • Independence and self motivation to work with minimal supervision and to work on a team with other employees and volunteers.  
  • Experience working with volunteers is highly valued.   

Organizational and Technology Skills:

  • Be self-motivated, well-organized, good with details, reliable, and able to follow through with responsibilities independently.  
  • Capable of coordinating multiple tasks and adjusting to the changing priorities, meeting deadlines, and delegating when appropriate.   
  • Good organizational, analytical, and decision-making skills, and have a good memory.  
  • Ability to learn and use technology (hardware and software), such as a computer and phone, Office 365, Realm.  

Facility Management Skills:

  • Ability to plan and implement a cleaning and maintenance program in a commercial building  
  • Ability to operate and monitor commercial building mechanical systems, and safely perform routine maintenance   
  • General familiarity with plumbing, electrical, and ventilation systems. 
  • Knowledge of basic contract management, project management, and record keeping.  
  • Ability to climb stairs, be on a ladder, and do medium-level work (exerting up to 50 lbs. of force occasionally, and/or up to 20 lbs. of force frequently, and/or up to 10 lbs. of force constantly to move objects)  
  • Experience working with volunteers a plus.   

Other:

  • Pass an initial and periodic criminal background check.  
  • Ability to reflect the values and mission of the Olympia Unitarian Universalist Congregation in all dealings with staff, congregation members and visitors  
  • Be accessible 24/7 to respond to (typically infrequent) emergencies at the building and grounds.
